Kristy and German E. Campuzano Jr. sold their home at 4431 52nd St. W. in Edina for $1.7 million to Michael and Kristin Rone on Aug. 30.

The Campuzanos, who bought the house just a year ago for $1.75 million, have moved, listing their new address as 25860 Birch Bluff Road in Shorewood. That home is listed at $2.2 million, but no sale has been recorded.

The five-bedroom, five-bath Edina home, built in 1950, was remodeled in 2005 and expanded to 6,623 square feet. Today the property includes a sixth bedroom, wine cellar, media room and a four-car garage.

The buyers and sellers declined to comment.

16900 Stratus Court, Eden Prairie

Russell Martin bought a new home at 16900 Stratus Court in Eden Prairie for $1.34 million from custom builder On The Level Inc. in Eden Prairie on Aug. 22.

Company President Chris Thompson started his boutique company in 1985. He completed the home in the Woods at Riley Creek in 2009, and his bad timing cost him. The home was on the market for more than a year, and he had to cut the $1.9 million listing price.

The sale was based on more than price, however. Listing agent Robin Roberts of Lakes Sotheby?s International of Minneapolis, said the buyers loved the house even before they walked through the front door. ?They were from out of town and they had seen it on the Internet,? she said.

The 6,246-square-foot two-story home features sweeping peaked rooflines, five bedrooms, five baths and a three-car garage on a half-acre lot.

575 Ferndale Road, Orono

Michael and Kristin Rone have bought a home at 575 Ferndale Road in Orono from James G. and Megan Dayton for $1.625 million, closing on Aug. 30. The home was built in 1951, but Dayton, an architect, completed additions in 2001 and 2004. The home now has four bedrooms, four baths, and about 4,785 square feet of living space and four acres along a small lake near Lake Minnetonka.

Neither the buyers nor the sellers returned calls for comment.

4712 Annaway Drive, Edina

Owen and Elizabeth O?Neill bought a new home site at 4712 Annaway Drive from John and Dianne Dovolis for nearly $1.6 million in a deal that closed on Aug. 31.

The 1.17-acre lot in the Rolling Green neighborhood has mature trees, utilities ? and a prime location on the fourth fairway of Interlachen Country Club. It also has a 1950s ranch house that needs to be demolished before the new home can be built.

Hennepin County records show that in January 2010, the site was valued at $1.23 million, with only $111,300 of that for the house, a situation that is increasingly common in some parts of Edina.

The O?Neills could not be reached for comment.

Listing agent Janie Hays of Edina Realty said her clients have downsized and still live in the area. She said the sale was bittersweet because they had lived in the house a long time and had to get used to the idea of having it torn down. Hays said that in the end they agreed to a strategy that had the property sold in just 11 days on the market.

?It was priced to move, and it did,? Hays said.
